ASC is managed by Unite Property Management & Lettings Limited. Residents are provided with clear contact routes for enquiries, repairs, accounts, management issues and emergencies.
Digital Inventory
A digital check-in inventory is completed at the start of occupation and shared with residents for review.
Repairs
Repairs and maintenance issues should be reported promptly using the correct repairs route. Residents should include their name, flat, room number, a clear description and photos/videos where helpful.

Bills, Utilities, Wi-Fi & Laundry
At Abington Square Court, essential bills and key resident services are included to make student living simple, clear and easy to manage. The accommodation is all-electric, with no gas supply to the building. This gives residents a straightforward utility arrangement, with electricity, water, broadband/Wi-Fi and in-flat laundry facilities included as part of the accommodation package, subject to fair and reasonable usage.

On-site laundry facilities
Each flat includes its own shared laundry facilities for the residents of that flat, with a washing machine and tumble dryer shared between flatmates. This gives residents the convenience of doing laundry within their own flat, without needing to leave the building to use a separate launderette.
Laundry facilities are included as part of the resident services, subject to responsible and reasonable use. Residents should use the machines properly, keep the laundry area clean and report any faults promptly.
Rent and payment arrangements
Rent is payable in advance, either monthly or quarterly, depending on the resident agreement. Payment dates and rent arrangements will be confirmed before the booking is completed and set out in the resident agreement.
Fair usage policy
Electricity, heating, hot water, Wi-Fi, laundry facilities and other services are provided subject to fair and reasonable usage. Residents are expected to use utilities and shared facilities responsibly and avoid waste, misuse or excessive use.
Broadband / Wi-Fi support
Broadband / Wi-Fi is provided for normal student use, including study, browsing and general streaming. Residents should report connection problems or service issues to: admin@unitepropertymanagementandlettings.com
Safety, Security & Monitoring
Abington Square Court is professionally managed student accommodation with a strong focus on safety, secure access, monitoring and day-to-day site management.
The building benefits from high-quality access, fire safety and monitoring systems, supported by regular site checks and specialist contractors.
Security, access and monitoring arrangements include:

Regular site checks and compliance checks
Weekly housekeeper visits to inspect common areas for cleaning, presentation and visible maintenance issues
Preferred local contractors for maintenance, with specialist contractors used for fire, security, electrical, plumbing and other technical works
Managed support
Unite Property Management & Lettings Limited manages the accommodation and coordinates resident support, repairs, contractor attendance, compliance records and site management processes.
Maintenance and contractors
Maintenance issues are handled through a managed repairs process, with preferred local contractors and suitably qualified specialist contractors used for works within their field. Specialist systems such as fire alarm, access control, CCTV, sprinklers, electrical and plumbing works are dealt with by appropriate contractors.
Housekeeping and common area checks
A housekeeper attends weekly to inspect and clean common areas, identify visible cleaning or maintenance issues, and report any concerns for follow-up. This helps keep the shared areas clean, presentable and well managed throughout the year.
On-call response
The security/keyholding response is an on-call arrangement. It is not a manned 24-hour reception or an on-site security desk.
Emergencies and Contacts
For emergencies involving fire, immediate danger, serious injury, major flooding, electrical danger or a serious security incident, residents must call 999 first.
WhatsApp and email should not be treated as emergency services.
